Local Communities Five-Year Market Trends

These are the key charts that show the market trends in the San Diego Local Communities of Scripps Ranch, Rancho Bernardo(including 4S Ranch, Sabre Springs and other neighborhoods), Poway, Rancho Penasquitos and Carmel Valley over the last five years*.

There are four graphs in the slide show above which you can control by hovering over the chart.

Price Per Square Foot gives you a real look at the trend in real estate prices–the median and average sale prices do not give you the true picture of your home’s value.

Number of Homes for Sale (Total) shows the total number of homes for sale in this local community which at present is extremely low. In real estate terms this is called the inventory.

Number of Homes for Sale (Months) shows the months of inventory which is the total on the previous chart divided by the average home sales that quarter. If the inventory is in the range of 5 to 7 months it is referred to as a balanced market. When it is higher than that it is a buyers market and lower it is a sellers market. Right now we are in a strong sellers market.

30-Year Fixed Interest Rates The interest rates as you are aware are extremely low and everyone should take advantage of them.
