San Diego County Five-Year Market Trends

These are the key charts that show the market trends in San Diego County over the last five years*.

There are five graphs in the slide show above which you can control by hovering over the chart.

Price Per Square Foot gives you a real look at the trend in real estate prices–the median and average sale prices do not give you the true picture of your home’s value.

Number of Homes for Sale (Total) shows the total number of homes for sale in San Diego County which at present is extremely low. In real estate terms this is called the inventory.

Number of Homes for Sale (Months) shows the months of inventory which is the total on the previous chart divided by the average home sales that quarter. If the inventory is in the range of 5 to 7 months it is referred to as a balanced market. When it is higher than that it is a buyers market and lower it is a sellers market. Right now we are in a strong sellers market.

30-Year Fixed Interest Rates The interest rates as you are aware are extremely low and everyone should take advantage of them.

Distressed Sales are home sales as a result of a short sale or foreclosure. It is apparent we are coming out of the distress market a a result of the purging of that market and rising prices.
